Who we are

The site ojasaarevilla.ee and the Ojasaarõ villa are operated by BMMajand OÜ (registry code 11496274, registered address Sae tee 12, Soinaste küla, Kambja vald, 61709 Tartumaa, Estonia). Contact: tere@ojasaarevilla.ee.

What you are booking

A booking is the exclusive use of the entire glass-walled Ojasaarõ spa villa for up to 4 adults — private sauna, hot-tub terrace, and breakfast — on your chosen dates. The villa is located in Lüütsepa küla, Rõuge vald, Võrumaa, Estonia.

Prices and taxes

All prices are in euros and include all applicable taxes. The price is shown clearly before payment; there are no extra fees unless explicitly stated.

Formation of the contract

The contract is formed when you have selected your dates, provided your details, and your payment has been confirmed via Montonio. We then send you a booking confirmation by email. Availability is checked in real time; if the dates are not available, no booking is created.

Payment

Payments are processed by Montonio as a secure bank link or card payment. We do not process or store your payment details. The booking is confirmed after successful payment.

Gift cards

Gift cards are valid for 12 months from the date of issue. The code is entered at booking and covers the accommodation price in full or in part. Gift cards are not exchangeable for cash and are non-refundable except where the law requires otherwise. Any unused balance may be used until the card expires.

Check-in and check-out

Check-in from 15:00, check-out by 12:00 (unless otherwise agreed). The villa is for up to 4 adults. House rules apply (no smoking indoors; please respect the neighbours’ peace and the surrounding nature).

Cancellation and refunds

Cancellation and refund terms are set out in the separate “Cancellation & Refund Policy”, which forms part of this contract.

Liability

We provide the service with due care and in good faith. We are not liable for loss arising from force majeure, the guest’s own negligence, or breach of the house rules. The guest is liable for damage caused to the villa and its equipment. Our liability is limited to the amount paid for the booking, except where the law does not permit such limitation.

For property of Ojasaarõ broken, damaged, or lost by the renter, the renter shall compensate the loss according to an invoice or notice issued by the lessor, where the lessor deems it necessary.

Governing law and disputes

These terms are governed by Estonian law. Disputes are resolved through negotiation; failing agreement, by Tartu County Court. A consumer may also turn to the Estonian Consumer Disputes Committee (komisjon.ee) or via the EU ODR platform.
